What is a Notary Public?
A Notary Public is an official appointed by a state government to serve the public as an impartial witness during notarizations. As ministerial officials, they are expected to follow statutory rules without the exercise of significant personal discretion.
What is a Notary Signing Agent (NSA)?
A Notary Signing Agent is a Notary who has been trained to handle loan documents in real estate transactions. Lenders and title companies hire Signing Agents as independent contractors to assist in the last step of the loan process, which enables the loan to be funded.
What types of documents can be notarized?
Here are some of the most common types of documents that can are notarized:
Legal and Financial Documents:
Real Estate Documents: Deeds, mortgages, title transfers, property sales agreements, etc.
Financial Documents: Loan agreements, financial statements, credit reports, investment contracts, etc.
Power of Attorney: Documents granting someone authority to act on your behalf.
Wills and Trusts: Legal documents outlining your wishes for your assets and beneficiaries.
Affidavits: Sworn statements of fact.
Oath of Office: For elected or appointed officials.
Parental Consent for Minor Travel: Document allowing a minor to travel internationally.
Adoption Papers: Legal documents related to the adoption process.
Guardianship Papers: Legal documents appointing a guardian for a minor or incapacitated adult.
Articles of Incorporation: Legal documents creating a corporation.

Do I need identification?
Yes. Below is a list of acceptable documents of identification a Notary Public in Florida can use to verify your identity. These IDs must be current or issued within the past five years and include a serial or other ID number:
A Florida identification card or driver license issued by the public agency authorized to issue driver licenses*;
A passport issued by the Department of State of the United States*;
A passport issued by a foreign government if the document is stamped by the United States Bureau of Citizenship and Immigration Services*;
A driver license or an identification card issued by a public agency authorized to issue driver licenses in a state other than Florida or in a territory of the United States, or Canada or Mexico*;
An identification card issued by any branch of the armed forces of the United States;
A veteran health identification card issued by the United States Department of Veterans Affairs;
An inmate identification card issued on or after January 1, 1991, by the Florida Department of Corrections for an inmate who is in the custody of the department;
An inmate identification card issued by the United States Department of Justice, Bureau of Prisons, for an inmate who is in the custody of the department;
A sworn, written statement from a sworn law enforcement officer that the forms of identification for an inmate in an institution of confinement were confiscated upon confinement and that the person named in the document is the person whose signature is to be notarized; or
An identification card issued by the United States Bureau of Citizenship and Immigration Services*.

How does remote online notarization work?
Using Signix and Zoom, I verify your identity remotely with your ID and facial recognition software. Once your identity has been verified, the documents are signed electronically.
Where are digital notarizations legal and valid?
Digital notarizations are a convenient and secure way to notarize documents remotely. As a Florida Notary Public, I can notarize documents for people worldwide.
Florida Statue states, "An online notary public physically located in this state may perform an online notarization as authorized under this part, regardless of whether the principal or any witnesses are physically located in this state at the time of the online notarization."
Notaries must perform notarizations in compliance with the laws of their state, and every state recognizes properly performed notarizations of other states.
How do I get a document notarized for use outside of the US?
Florida Notary Publics are able to perform digital notarizations for individuals worldwide, including non-U.S. citizens.
The signer must verify with the recipient that the document executed online will be accepted as legal and valid for their intended purposes. This is crucial because we understand that some states and countries do not recognize electronic signatures as original documents.
Other countries may accept electronic signatures as originals when the documents have been apostilled for the country of origin after being executed online by a Florida Notary Public.
